PLUMBING SERVICE PLAN
Water Supply System
- Locate and identify the main water shutoff , test operation
- Install tag on shutoff to identify
- Inspect for signs of corrosion, leaks, or damage
- Inspect water pressure
- Inspect all piping under home that is accessible
- Identify type of piping and condition
- Look for improper pipe connections
- Confirm piping size
- Inspect hose bibs for leaks and drips
- Test water hardness
- Inspect water filter if applicable
Plumbing - Service Plan
Water Heater
- Identify type of water heater and age
- Check for corrosion, rust, or leaks at tank and fittings
- Inspect T&P valve for leaks and proper termination
- Verify venting on gas units, (draft, clearances, proper termination)
- Check expansion tank
- Confirm water temperature settings
- Check drain pan and drain line for proper installation and function
- Flush water heater
Toilets
- Inspect supply line and shutoff
- Inspect flush and refill on toilet
- Perform dye test on toilet tank for leaks
- Check for movement at base/ leaking wax rings
Fixtures and Faucets
- Run water check for proper flow
- Inspect for drips, leaks, and function
- Check for water hammer or noisy piping
- Look under sink for leaks at supply lines, valves, and traps
- Confirm shutoffs valves are present and functional
Laundry
- Inspect washer valves and hoses for leaks
- Verify the valve’s function
- Inspect dryer venting
Gas Piping
- Check for improper materials, corrosion, or materials
- Check unions, shutoff valves, and connections
Showers & Tubs
- Check flow and temperature
- Inspect diverter , shower head, and valve for leaks.
- Test tub and or shower drain for proper flow.
Drain, Waste, & Vent System
- Inspect for slow drains
- Locate and inspect clean out location
- Check vents in attic for proper connections
- Inspect lines in crawl space for signs of leaks or damage
- Identify type of piping and condition
- Verify sump pump is in working order

Summer Cooling Checks
- Install gauges and check operating pressures
- Check voltage and amperage to all motors
- Check air temperature drop across evaporator
- Check for adequate refrigerant change and

- Lubricate all necessary parts
- Check belts and adjust tension
- Check air filters and change if necessary (1” Filters provided with agreement)
- Clean condenser coil if necessary
- Check electrical lockout circuits
- Check compressor contactor contacts

- Clean and adjust thermostats
- Check air temperature across condenser coil
- Check that condensate drain is open
Winter Heating Checks
- Check and adjust thermostat
- Clean and adjust safety controls

- Carbon monoxide testing
