PLUMBING SERVICE PLAN

Water Supply System

  1. Locate and identify the main water shutoff , test operation
  2. Install tag on shutoff to identify
  3. Inspect for signs of corrosion, leaks, or damage
  4. Inspect water pressure
  5. Inspect all piping under home that is accessible
  6. Identify type of piping and condition
  7. Look for improper pipe connections
  8. Confirm piping size
  9. Inspect hose bibs for leaks and drips
  10. Test water hardness
  11. Inspect water filter if applicable

Plumbing - Service Plan

Water Heater

  1. Identify type of water heater and age
  2. Check for corrosion, rust, or leaks at tank and fittings
  3. Inspect T&P valve for leaks and proper termination
  4. Verify venting on gas units, (draft, clearances, proper termination)
  5. Check expansion tank
  6. Confirm water temperature settings
  7. Check drain pan and drain line for proper installation and function
  8. Flush water heater

Toilets

  1. Inspect supply line and shutoff
  2. Inspect flush and refill on toilet
  3. Perform dye test on toilet tank for leaks
  4. Check for movement at base/ leaking wax rings

Fixtures and Faucets

  1. Run water check for proper flow
  2. Inspect for drips, leaks, and function
  3. Check for water hammer or noisy piping
  4. Look under sink for leaks at supply lines, valves, and traps
  5. Confirm shutoffs valves are present and functional

Laundry

  1. Inspect washer valves and hoses for leaks
  2. Verify the valve’s function
  3. Inspect dryer venting

Gas Piping

  1. Check for improper materials, corrosion, or materials
  2. Check unions, shutoff valves, and connections

Showers & Tubs

  1. Check flow and temperature
  2. Inspect diverter , shower head, and valve for leaks.
  3. Test tub and or shower drain for proper flow.

Drain, Waste, & Vent System

  1. Inspect for slow drains
  2. Locate and inspect clean out location
  3. Check vents in attic for proper connections
  4. Inspect lines in crawl space for signs of leaks or damage
  5. Identify type of piping and condition
  6. Verify sump pump is in working order

Tankless Add On...

  1. Verify gas line sizing
  2. Verify venting on unit is within specification
  3. Flush and descale unit
  4. Clean air intake filter

Summer Cooling Checks

  1. Install gauges and check operating pressures
  2. Check voltage and amperage to all motors
  3. Check air temperature drop across evaporator
  4. Check for adequate refrigerant change and
  5. possible leaks
  6. Check evaporator superheat
  7. Lubricate all necessary parts
  8. Check belts and adjust tension
  9. Check air filters and change if necessary (1” Filters provided with agreement)
  10. Clean condenser coil if necessary
  11. Check electrical lockout circuits
  12. Check compressor contactor contacts
  13. Check all wiring for loose connections
  14. Clean and adjust thermostats
  15. Check air temperature across condenser coil
  16. Check that condensate drain is open

Winter Heating Checks

  1. Check and adjust thermostat
  2. Clean and adjust safety controls
  3. Check burners and control (gas)
  4. Check operating pressures (heat pump)
  5. Check temperature rise across furnace
  6. Check for gas or Freon leaks
  7. Check air filter and change if necessary (1” Filters provided with agreement)
  8. Carbon monoxide testing
  9. Check belt and adjust tension
  10. Check fan control
  11. Check and adjust gas pressure
  12. Check voltage and amperages
  13. Check complete cycle of operation
